Why Multi-Unit Roofing Is a Different Job
Replacing eight buildings is not the same as replacing one house eight times. Boards work from reserve budgets on multi-year cycles, residents need notice before crews arrive at seven in the morning, and there is a fiduciary duty to document how the money was spent. A contractor who only does single-family work tends to learn all of that the hard way, on your property.
One Assessment, Every Building
We start with a full property walk and give you a building-by-building condition report rather than one number for the whole site. Buildings on the same property rarely age at the same rate. Exposure, tree cover, and slope orientation mean one row can be five years further along than the row behind it, and that gap is exactly what lets you phase the work intelligently.
Phasing Across Budget Years
Most associations cannot fund a full property replacement in a single cycle and should not have to. We build a phased plan that takes the worst buildings first and spreads the rest across the years your reserve study supports, holding pricing where we can. That turns a special assessment conversation into a budget line.
Keeping Residents Informed
We coordinate scheduling with your board or management company, supply notice materials for residents, and sequence buildings so parking and access stay workable throughout. Complaints on multi-unit jobs almost always trace back to communication rather than workmanship.
Documentation Your Board Can Use
You get photo documentation, scope of work, and warranty paperwork in a form you can hand to a reserve analyst, an insurer, or the next board. If the property has storm damage, we handle the claim the same way we do for homeowners, working directly with the carrier adjuster on site.
