When Repair Stops Making Sense
A repair is the right call for isolated damage on a roof that still has life in it. Once a roof passes roughly twenty years, or once you are patching the same slope for the second or third time, the math changes. You are spending money on a system that needs replacing anyway, and every patch adds one more seam that can fail.
Signs You Are Past Repair
Granules collecting in the gutters, shingles curling or cupping at the edges, bare asphalt showing through, leaks appearing in different spots, and daylight visible in the attic all point to a roof that is finished as a system. So does a deck that feels soft underfoot, which usually means moisture has been getting through for a while.
What Actually Goes On Your Roof
A replacement is not just shingles. We tear off to the deck so we can see what we are working with, replace any rotted sheathing, then rebuild the system: ice and water shield at the eaves and valleys, synthetic underlayment across the field, new flashing and pipe boots, GAF architectural shingles, and proper ridge and intake ventilation. Ventilation is the most commonly skipped step in this trade, and skipping it is what cooks a roof early.
How Long It Takes
Most residential replacements in McHenry County run one to two days depending on square footage, pitch, and how many layers are coming off. We tear off and dry in on the same day, so your home is never left open overnight.
Cleanup
We use the Catch-All landscape protection system on every tear-off and run magnets across the lawn and driveway before we leave. The thing customers mention most often in our reviews is that they could not tell we had been there.
Warranty and Financing
Gen Ex is a GAF Certified Plus contractor, which lets us offer manufacturer warranty coverage most roofers cannot. We back our own work with a 10-year workmanship warranty on top of that. Financing is available if you would rather spread the cost, and we offer a discount for active military and veterans.
